Diyarat is UAE real estate intelligence built on the official record. This page says who operates it, where its evidence comes from, how fresh that evidence is, what money can and cannot buy here, and how to get a figure corrected.
1. Who operates Diyarat
Diyarat is operated by Pulseo LLC (Sharjah, United Arab Emirates). Registered with Sharjah Media City (Shams).

2. What Diyarat is, and is not
Diyarat reads official UAE property records (registered sales, registered rental contracts, project registries, school and transport publications) and turns them into evidence a buyer, tenant, investor or professional can check: every figure carries its source and the date its evidence runs to. Diyarat is not a brokerage, does not handle funds, does not give investment or legal advice, and does not sell personal data.
3. Methodology
How comparable sales are selected, how medians are computed, why zeros are never substitutes for missing evidence, and what Diyarat deliberately does not do are written on the methodology page. A verdict that lacks the minimum depth of evidence is withheld rather than weakened.
4. Sources and coverage
9 official datasets are published in the product today, from 8 authorities including Dubai Land Department, Dubai Land Department (Ejari), Dubai Municipality, RTA, KHDA. Evidence depth differs by emirate: Dubai 6 of 8; Abu Dhabi 1 of 5; Sharjah 1 of 2; Ras Al Khaimah 1 of 3; Ajman 0 of 2; Fujairah 0 of 1; Umm Al Quwain 0 of 1; Federal 0 of 2. The full matrix, with rights, freshness and confidence per source, is the UAE coverage page. A source that Diyarat has identified but not read is marked as such; it is never shown as an empty market.
5. Freshness semantics
Two dates appear on Diyarat and they mean different things. Evidence through is the most recent official record a figure is built from. Updated is when Diyarat last ran its computation. A page that was updated today can still rest on evidence that runs to an earlier date, and the earlier date is the one that matters; both are shown.
6. Commercial independence
Money buys publishing tools, inventory exposure that is clearly labelled, workflow and lead routing where lawful. Money never buys a Fair Price verdict, a Negotiation Room figure, a Market Momentum reading, an evidence confidence, a methodology choice, the selection of an official source, a market conclusion or an evidence-backed ranking. This is enforced in the architecture: the modules that compute those figures import nothing from subscription, advertising, promotion or lead-package code, and a regression contract fails the build if that ever changes. Where a paid placement appears, it is labelled as one. This describes how the software is built; it is not a regulatory certification and not a claim of independence under any licensing regime.
7. Corrections
If a figure looks wrong, write to hello@pulseo.ae with the page and the figure. Diyarat checks it against the official source it was built from; a confirmed error is corrected and the correction is noted on the page. School profiles carry their own correction request route.
8. Privacy and security principles
Personal data is collected only for the service you use and is never sold. Every database table is protected by row-level security; a member's own data is read under that member's own session; production data access fails closed rather than open. Details are in the Privacy Policy.
9. Evidence limitations
Dubai carries the deepest record. Abu Dhabi evidence is held, not yet published, until its reuse terms are confirmed. Sharjah, Ras Al Khaimah and Ajman sources are identified and not yet read. Fujairah and Umm Al Quwain remain in the UAE universe with source discovery only. A statement Diyarat cannot support from the record is shown as unknown, never estimated.
