Terms of Use

Diyarat is operated by Pulseo LLC, Sharjah Media City (Shams). You can contact us at hello@pulseo.ae for any question about these terms.

We may amend these terms from time to time. Material changes are notified to registered users by email or an in-product notice; continued use after a change means you accept the updated terms. We may also change, suspend or withdraw platform features at any time, and we do not guarantee that the platform or any content will always be available or free of charge.

• Provide truthful, current information when you register and keep it up to date.
• You are responsible for keeping your credentials confidential and for activity under your account.
• Some features carry daily usage quotas (for example the AI Copilot). Quotas are stated in the product and may change.
• You can request account deletion at any time by writing to hello@pulseo.ae.

We grant you a limited, personal, non-exclusive, revocable licence to use the platform for genuine property research, enquiries and, for licensed professionals, publishing. You must not:

• scrape, harvest, copy, resell or redistribute our data, intelligence or content without written permission;
• use the platform unlawfully, introduce malware, or attempt unauthorised access or reverse engineering;
• impersonate any person, misrepresent an affiliation, or send spam or fraudulent enquiries;
• circumvent usage quotas, paywalls or access controls.

All intellectual property in the platform, including the Diyarat name, design, software, data compilations and the Fair Price, Negotiation Room and Market History features, belongs to Pulseo LLC or its licensors. All rights not expressly granted are reserved.

If you publish property listings on Diyarat you warrant that:

• you hold a valid licence from the relevant real estate authority and, for Dubai listings, a valid Trakheesi advertising permit for each advertised property;
• you are legally authorised to market each property you list;
• each listing describes one real, currently available property, accurately and lawfully, with genuine photos and a genuine price;
• off-plan properties are registered with, and authorised by, the relevant real estate authority.

We may verify, decline, suspend or remove any listing at our discretion, including where our publish checks (permit, completeness, duplicates) are not met. We do not guarantee any volume of views, enquiries or leads.

Everything quantitative on the platform, including price estimates, Fair Price and negotiation signals, yield figures, momentum readings, area and building intelligence, reports and answers from the AI Copilot, is provided for information and education only. These outputs are estimates built from available data such as Dubai Land Department records; they can be incomplete, delayed or wrong, and they are not a professional appraisal or valuation, and not financial, investment, legal, tax or mortgage advice. The AI Copilot may produce inaccurate or incomplete responses; you rely on it at your own risk. Verify any figure independently and take professional advice before transacting.

Listings, agent, agency and developer information and enquiries are provided by or routed to third parties. We do not own the properties advertised and are not a party to, or broker of, any transaction between you and an agent, agency, developer, seller or partner. Where you ask us to, or where an enquiry cannot be served by inventory on the platform, we may share your enquiry details with a vetted third-party partner so they can contact you. We are not responsible for third-party conduct, content or services.

Every enquiry, contact request, callback request or registration submitted through the platform (including on a specific listing) is received and retained by Diyarat as the platform operator, in addition to any agent, agency or partner it is routed to. We keep these records to operate the service, follow up on your request where the recipient does not, measure response quality, prevent abuse, and comply with our legal obligations. Agents and agencies receive leads as a service; the platform record of the enquiry remains ours. How we handle the personal data in these records is described in the Privacy Policy.

• Publisher plans, the AI Research subscription, featured placements and lead packages are paid services. Prices are shown excluding VAT, which is added at checkout where applicable.
• Subscriptions renew monthly until cancelled; cancelling stops future renewals and access continues to the end of the paid period.
• Except where the law requires otherwise, fees are non-refundable. Approved refunds are returned to the original payment method.
• You authorise our payment processor to charge your chosen payment method and are responsible for sufficient funds.

Sponsored placements, featured developers and advertising slots are always labelled as such. Sponsorship never alters the underlying registry or transaction data we display.

You keep ownership of content you submit (listings, photos, reviews, messages) and grant Pulseo LLC a worldwide, royalty-free licence to host, display, reproduce and distribute it for operating and promoting the platform. You warrant your content is accurate, lawful and does not infringe third-party rights.

The platform and its content are provided on an as-is and as-available basis. To the maximum extent permitted by law, we exclude all implied warranties and are not liable for indirect or consequential loss, loss of profit, or losses arising from decisions made in reliance on listings, estimates or intelligence. Our total aggregate liability to you is limited to the greater of AED 1,000 and the amount you paid us for the service giving rise to the claim in the 12 months before the claim. Nothing in these terms excludes liability that cannot lawfully be excluded.

If you breach these terms we may suspend or withdraw your access, remove content, cancel services and, where appropriate, take legal action. To report illegal or infringing content, email hello@pulseo.ae with the URL and details; we will review and take reasonable action promptly.

These terms are governed by the applicable laws of the United Arab Emirates and the emirate in which Pulseo LLC is licensed, and disputes are subject to the exclusive jurisdiction of the competent courts there. If any provision is found invalid the remainder stays in force. We are not liable for delays caused by events beyond our reasonable control.
