Diyarat is operated by Pulseo LLC (Sharjah, United Arab Emirates). For any privacy question or request you can contact us at hello@pulseo.ae.

We only collect what we need to provide our service:

• Contact details you provide, when you submit an enquiry, request a valuation, ask for a consultation, or sign up for updates, we collect your name, email address and phone number, plus any message you choose to send.
• Property interest, the listing, building, area or developer your enquiry relates to, so we can route it to the right party.
• Usage data, standard technical information such as device, browser, pages viewed and approximate location, collected through cookies and similar technologies (see our Cookie Policy).

We do not ask for, and you should never send us, financial account numbers, passwords or government IDs.

• To respond to your enquiries and connect you with the relevant agent, agency or developer.
• To provide property intelligence, valuations and market context you request.
• To improve and secure our service and understand how it is used.
• To send service or marketing communications where you have agreed, which you can stop at any time.

When you submit a lead or enquiry, we share the details you provide with the agent, agency or developer responsible for that listing or page so they can respond to you. We, as the platform operator, always receive and retain our own copy of the enquiry, and may contact you to follow up on it or to check the quality of the response you received. Where you ask us to find you a property we do not have, or you consent when submitting a request, we share your requirements and contact details with a vetted partner (a licensed agent, agency or developer) so they can contact you about matching properties. We also use trusted service providers (for hosting, analytics, payments and communications) who process data on our behalf under contract, and we may disclose data to public authorities where the law requires it. Outside these cases we do not sell your personal data.

Market figures, transaction history and area or building statistics shown on Diyarat are derived from publicly available Dubai Land Department and related sources. They are provided for information only, are estimates that depend on available data, and are not financial, legal or investment advice.

We keep personal data only for as long as needed to respond to your enquiry and meet our legal and operational obligations, after which it is deleted or anonymised.

Under applicable UAE data protection law (including Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data), you may request access to, correction of, or deletion of your personal data, object to or restrict certain processing, request a copy in a portable format, and withdraw consent. To exercise any of these rights, contact hello@pulseo.ae. We respond to requests within one month in most cases.

We only send marketing (like the market brief) where you have signed up or agreed. Every marketing email contains an unsubscribe link, and you can opt out at any time without affecting your use of the platform.

The platform is not designed for, or directed at, anyone under 18. If you believe a minor has provided us personal data, contact hello@pulseo.ae and we will remove it.

Pages may link to external websites (for example a developer's own site). Their privacy practices are their own; this policy does not cover them.

We use appropriate technical and organisational measures to protect personal data. No method of transmission or storage is completely secure, but we work to safeguard your information and limit access to it.

We may update this policy from time to time. The current version and its effective date are always shown on this page.
